A lot of Runaway Bay walls are struggling down at the footing. The concrete honeycombs over the years, and once it does, soil starts escaping from under the footing and out into the canal. That's often what's really behind the subsidence you notice up top, a sinking paver or a dip in the lawn behind the wall. We fix it by pulling the existing rock back, laying new geofabric hard against the footing and up to the base of the weepholes, then re-layering the rock to hold the fabric in place. That locks your soil back in and takes the load off the footing.
Here's a tell most owners walk straight past. The walls out here get heavily oyster-encrusted, and that build-up slowly blocks and fails the weepholes that are meant to drain water safely. On top of that, many of these walls have construction bolt holes that were never sealed, and those are the quiet culprit. They let your soil trickle out, a little at a time, for years. The giveaway is a constant drip or weep coming from the oyster-crusted band of the wall. If you can see that, it's worth having the holes found, cleaned off and sealed before more of your yard goes with it.
Many Runaway Bay walls also show deterioration in the top 30cm or so, where the surface skin of the concrete breaks down and starts to crumble. We slow that right down with a penetrating sealant that soaks in and protects the concrete, rather than just painting over the problem.
Plenty of the older frontages here also have tired timber jetties and broken ramps. We remove, repair or replace them, working from the water so there's no dragging gear through your yard.
