What subsidence actually is
Subsidence is when the ground beneath a structure loses its ability to support the weight above it. On a standard suburban block, this is usually caused by tree roots, old pipes or poor fill. On a waterfront property, the causes are different and the consequences can move faster.
The soil along canal edges and riverbanks in SE Queensland is under constant pressure from water movement. Tides, boat wash, rain events and seasonal water level changes all push and pull at the ground from the water side. Over time, that movement creates voids, gaps in the soil that you can't see from above but that slowly undermine everything built on top of them.
By the time you notice something is wrong at the surface, those voids have usually been forming for years.
The main causes on SE Queensland waterfront properties
Tidal movement and hydrostatic pressure
South East Queensland's canal networks and tidal rivers experience regular water level changes. As water rises and falls, it moves through the soil behind your retaining wall. If that wall has any gaps, cracks or failing joints, water gets in during high tide and pulls soil particles out with it as it recedes. Do that a few thousand times over several years and you end up with significant voids directly behind the wall.
This is particularly common on older properties built in the 1970s and 1980s when canal estates were first developed across the Gold Coast and Redlands. The walls were built to the standards of the time. Those standards weren't designed to last 50 years without maintenance.
Boat wash erosion
If your property sits on a canal with regular boat traffic, you're dealing with constant small wave action against your bank. Most people don't think of this as a significant force, but repetitive low-level wave action against an unsealed bank face will erode soil steadily over years. It's slow enough that you don't notice it happening, and significant enough that it causes real structural problems.
Failed or ageing revetment walls
A revetment wall that was installed correctly 30 years ago may simply be at the end of its useful life. Concrete panels crack. Timber walls rot from the waterline up. Steel sheet piling corrodes. Once the wall starts to fail, water and soil movement accelerates rapidly behind it. We regularly attend jobs where the wall looks reasonable from the top of the bank but has completely separated from its footing at the waterline.
Poor original fill material
Many canal estates in SE Queensland were built on reclaimed land or heavily modified ground. The fill used during original construction was not always engineered fill. Loose, poorly compacted material is far more vulnerable to washing out over time, and properties built on it can experience subsidence decades after construction with no obvious trigger event.
Stormwater and drainage issues
Downpipes, garden irrigation and stormwater outlets that discharge near the canal edge direct large volumes of water into the soil right where you least want it. That water has to go somewhere. On a waterfront block, it often moves toward the canal, carrying soil with it. Over time this creates a slow, steady loss of material beneath driveways, pathways, retaining walls and garden beds.
Why it's usually worse than it looks
This is the part most property owners find confronting when we do a site assessment. The visible signs of subsidence, a crack in the paving, a slight tilt in the wall, a soft spot in the lawn, represent the end result of a process that's been happening underground for a long time. By the time it's visible, the void underneath is usually substantial.
We've attended jobs where the owner thought they had a minor wall lean and found voids you could fit your arm into running the full length of the property. We've also found voids directly beneath pool surrounds, entertaining areas and garages on waterfront blocks where the owner had no idea anything was wrong.
The honest reality is that if you can see the problem from ground level, the scope of work required is almost always larger than you'd hope.
What you should do if you suspect subsidence
Don't fill it with concrete or tip rocks in. This is the most common DIY response we see and it addresses the symptom without touching the cause. Filling a void without understanding what created it and fixing the water pathway that caused it means the same thing will happen again, usually faster the second time because the original fill is already compromised.
Get someone to assess it from the water side. Most subsidence on waterfront properties is caused by what's happening at the waterline or below it. An assessment that only looks at the problem from the top of the bank misses the most important part of the picture.
Act sooner rather than later. A failing wall or a developing void that costs a certain amount to fix today will cost significantly more in six or twelve months. The soil doesn't stop moving while you're getting quotes.
